ZipRealty Market Price Reduction Index - Q2 2008

The 18 major metropolitan areas monitored by ZipRealty saw a 6% increase in the number of homes available for sale in the month of June versus June 2007.  Inventory is very market specific and individual areas have seen large variations in inventory. Overall, June inventory declined from the prior month by 2.3%, continuing a trend of lower inventory in sequential months.

Biggest Inventory Declines  (June ’08 vs. June ’07)

  1. Sacramento - 22.4%
  2. Las Vegas - 18.5%
  3. Orange County - 15.0%

Biggest Inventory Increases (June ’08 vs. June ’07)

  1. Seattle - 29.1%
  2. Baltimore - 12.0%
  3. Miami - 6.7%

Homes with listing price reductions continue to grow, with more than four in ten homes adjusting for market pressures in the last year. The 18 major metropolitan markets, June 2007 to June 2008, showed a 6% increase in price reductions.

Highest Price Reductions for June 2008

  1. Phoenix - 51.1%
  2. Orange County 49.9%
  3. Las Vegas - 48.9%
