A Good Time to be a Home Buyer

A quick Review of the Year

Cupertino Average Sales Price

January =  $ 988,995

February = $ 1,217,885

March =     $ 1,074,348

Santa Clara County Average Sales Price

January   $ 903,022

February  $ 939,605

March     $ 903,022

At first glance the market looks to be flat or even going down.  However there were  1,137  closed deals in Santa Clara County  in March 2006  This is a drastic increase over the 698 deals that closed in February 2006.

In Cupertino homes are selling at 101.19 percent of list price and in the county as a whole they are selling at 100.26 percent of list price.

I have seen that most well written offers are being accepted with no, or only soft counter offers.  With slow but steady appreciation and fewer multiple offers, it is a good time to be a buyer.
