This is great information. I didnt realize there are certain times that you can pretty much save your self alot of money.

This is great advice. As a professional in the foreclosure marketplace, I find that being the first person to bid, especially in the case of a preforeclosure (which most closely mimics an open market sale) gives you an enormous amount of leverage. Not only are you free from submitting a truly competitive bid, but just being the first to get in touch with someone about buying their home (and then maintaining a relationship through communication) builds a sort of connection that can often end up paying off big. It's all about acting fast.

Thanks for this, I always struggle with a concise way to explain these things to buyers.
